SRO (Single Room Occupancy) is a fancy legal name for cheap hotels that charge a weekly/monthly rent. The weekly rent in an SRO can belower than one night to stay in a regular hotel.

SROs are hotels with rooms. Some may have private bathrooms but most have shared bathroom and kitchen areas on each floor.

Back in the day, there where cheap hotels all over Manhattan full of young european tourists and young Americans.

In re-runs of the first Reality Show on tv, PBS's The Louds, I remember seeing an episode in which the young gay son is shown moving to NYC and staying in a then cheap hotel full of a lot of weird and interesting people (The Chelsea Hotel) .

Episode #2 - The Louds

This hour features Lance at age 19 and his new world in Manhattan. After spending his teenage years in the suburbs of Santa Barbara, Lance dares to seek out his dreams in the big city. He moves into the Chelsea Hotel and fantasizes that he is living in an Andy Warhol movie.

This is the episode that shocked and electrified the 1973 American TV audience as Lance makes no secret of his homosexual lifestyle. More importantly, Lance imprinted onto a new generation a model of a gay youth who dared to live his life on his own terms. This episode forever changed the lives of millions of American teenagers and made Lance the first American gay icon—a cataclysmic event that forever changed his life.


The Biggest Game in Manhattan is the Real Estate Game. And the demand for real estate has resulted in cheap hotels in Manhattan being purchased and upgraded into fancy hotels, hotels for tourists only and/or co-ops.

If the residents of these old cheap hotels managed to stand tenants, they ended up being tenants of expensive hotels or co-ops in in-demand areas of the city and paying almost unbelievably low rents. The problem though is that a lot of people converting SROs are making every effort to kick out the old tenants.

There are still a lot of SROs in Manhattan and we now have a listing for all of the remaining SROs on the West Side of Manhattan. We will post that listing here now and soon a directory of SROs for all of Manhattan.

A lot of the cheap hotels that have low weekly rates advertise to attract European tourists and may be among the hotels that are listed in our Extend Stay Hotels forum.

Message from West Side SRO Law Project

Most of the SROs on the west side of Manhattan are currently renting only to tourists for short stays. However, many - but not all - of the rooms in these hotels are rent-stabilized rooms. Anyone who becomesa guest in the rent-stabilized room, for however short a time, can become a permanent tenant by requesting a lease in writing. Once you have requested a lease for a rent-stabilized room, the landlord is legally obligated to change your rent from the daily rate to the rent-stabilize rate, which is often - but not always - a much lower weekly or monthly rate.

One you have rented a room, come to the West Side SRO Law Project any Thursday between 4:00 and 6:00 pm for assistance in making a lease request and determining the legal rent.
